Whatcom County Housing Inventory Hits Highest Level Since 2016

The number of homes for sale in Whatcom County continues to climb, reaching 828 active listings in June, up 43% from a year ago. If this trend holds, we may end the year with more inventory than any year in the past decade.

Despite the increase in supply, home prices remain stable. The three-month moving average for the median home price sits at $632,000, identical to last year.

Sales volume remains relatively soft compared to recent years, with 242 homes sold in June, consistent with last year but on the low end compared to the past seven years. With months of supply now at 3.4, the market appears balanced, shifting away from the tight conditions seen in previous years.

If you are looking for bargains, they will still be hard to find. On average, sales closed at 99.6% of the list price.


Regarding the median price, the normal caveats apply. The change in median price is not necessarily the same as the change in market value. Also, values can change depending on the specific location and the type of home being sold.
